How we got started
We started doing this work because of what kept happening on the same streets. A homeowner would call after a spring storm, and by the time we arrived they already had a quote in hand for an exterior excavation — the most expensive job in the trade — when the actual problem was a hollow block wall full of water and a downspout emptying two feet from the foundation. The quote was not dishonest. It was written by someone who had not looked closely at what the wall was made of.
Lima's housing stock makes that mistake easy. The oil boom that started in 1885 and the war-industry expansion of the 1940s and 1950s built most of the houses here, and the postwar homes sit on hollow concrete block. Plumbing permits for sump work are issued by Allen County Public Health, not the city building department, and they must be obtained before work starts. Any plumbing contractor doing that work has to be registered and bonded with the department, and the county publishes the list of who is. Separately, building contractors working inside Lima's corporate limits must register with the city under Chapter 1440 of the codified ordinances, which requires a certificate of liability insurance of $300,000 naming the City of Lima, a workers compensation certificate, and registration with the city tax department. We hold all of it, and we handle the permits as part of the job rather than leaving them to you.

Lima sits far enough from every major metro that most of the big waterproofing companies serving this market are driving in — Toledo is 78 miles north, Dayton 72 miles south, Fort Wayne 63 miles west. Those crews are competent, but they are working from a standard playbook, and Lima is not a standard market. The city was built in the Great Black Swamp, drained artificially in the nineteenth century, and the clay loam underneath holds water rather than shedding it. Five lowhead dams built between 1931 and 1956 sit inside the city limits, holding water levels artificially high near the impoundments. That is why a house in Shawnee Township behaves differently from one on higher ground three streets away, and it is not something you learn on a drive down I-75. We inspect on site because in this ground, guessing is expensive.

We warranty our workmanship in writing, pass through the manufacturer warranty on every pump and dehumidifier we install, and we tell you at the walkthrough exactly what to listen for and how to test the system yourself twice a year. When something does need attention, you call the same number and reach the same people. That is the practical difference between a local company and a franchise that assigned your job to whichever crew was closest that week.

Local. We are based in the Lima area, registered with the City of Lima, and our plumbing work is registered and bonded with Allen County Public Health. Several of the largest names quoting jobs in this market dispatch from Toledo, Dayton, Fort Wayne or Columbus. That matters less on the day of installation than it does two years later, when a pump needs service and the question is who actually shows up.
Do you offer free estimates?
Yes — free, on site, and with a written fixed price. We do not quote waterproofing over the phone, because in Lima the same symptom has several different causes and they do not cost the same to fix. Water on the floor along one wall could be a perched water table pushing through the slab, a block wall full of water in the cores, or a downspout emptying against the foundation. The first two are real jobs. The third is a cheap fix, and we will tell you so.
How soon can you get to my house?
Usually within a few days for an inspection. After a major rain event that stretches, because everyone calls at once — during the June 2015 flood the county ran out of high water signs and the EMA was rationing sandbags at forty per household. If you have active water coming in, call anyway and we will talk you through what to do in the next hour to limit the damage, whether or not you end up hiring us.
Do you work outside the City of Lima?
Yes. We cover Shawnee Township, Bath Township, American Township, Elida, Bluffton, Delphos, Spencerville and Allentown alongside Lima itself. Worth knowing: the permitting changes depending on where you are. The Lima building department handles residential permits inside the city limits, and commercial permits in the unincorporated townships plus four contract jurisdictions including Bluffton and Elida. We work in all of it regularly, so the paperwork is not a surprise.
Will you tell me if I do not need the work?
Yes, and it happens more often than you would think. The most common outcome of an honest inspection on a house with occasional dampness is a grading and downspout correction plus a dehumidifier, which is a fraction of the cost of a drainage system. We would rather give you the cheap answer and have you call us when something real happens than sell you a system you did not need.
