What crawl space encapsulation involves


We clear the crawl space first — old fallen insulation, debris, sometimes decades of material nobody has been able to reach. Then any standing water or active seepage is dealt with, because a liner laid over water traps it rather than stopping it. If the crawl space needs drainage and a small sump, that goes in before the liner. Where the ground is uneven or sharp with rubble we level and prepare it so the liner is not punctured from below the day it goes down.


The liner itself is a heavy reinforced polyethylene, not the thin builder's plastic often found rolled loosely over the dirt. It is laid across the entire ground surface with overlapped and taped seams, then run up the foundation walls and mechanically fastened with a termination bar sealed at the top edge. Piers are wrapped and sealed individually. Vents are sealed. Once the space is closed we control the humidity inside it, normally with a dedicated dehumidifier draining to the sump, because a sealed space with no moisture control can simply hold humid air rather than exclude it.

When you need encapsulation: signs and situations


Most of these show up in the house above rather than in the crawl space:

Timeline and what to expect
